Why won't the smell go away with cleaning?

Because odor molecules are not sitting on the surface. They have penetrated porous materials: carpet padding, subfloor, drywall, and sometimes insulation. Surface cleaning removes what you can see and leaves the source intact, which is why the odor returns within days and always seems worse on warm or humid days.

Do air fresheners or deodorizing sprays work?

They mask odor temporarily and do nothing to the source. Some also react with the existing odor molecules to produce a smell that is worse than the original. If the source is still in the subfloor, no product applied to the air is going to resolve it.

What is the difference between hydroxyl and ozone treatment?

Hydroxyl generators produce hydroxyl radicals that neutralize odor molecules and are safe to run in occupied spaces over longer cycles. Ozone is more aggressive and works faster but is unsafe to breathe, so it requires a fully unoccupied and sealed space plus an airing-out period afterward. We select based on whether the property is occupied and how severe the odor is.

Is ozone treatment safe?

It is safe when handled correctly, which means the space must be completely unoccupied during treatment, including pets and plants, sealed at doorways and vents, and properly ventilated before anyone re-enters. How long does odor treatment take?

Source removal usually takes one to two days. Sealing adds a few hours plus cure time. Will the smell come back?

Can you remove smoke odor from a rental unit?
