Severity, not square footage
Two homes of identical size can differ by four dumpsters depending on what is inside. We assess against the ICD Clutter-Hoarding Scale from your photographs rather than guessing from a floor plan.
How much sorting is required
A home where everything can be hauled is faster than one where every box must be opened at a table. If you need documents and valuables recovered, that is crew hours, and we price it openly.
Dumpsters and access
Container count is the single biggest line on a hoarding job. Narrow driveways in Lakewood or Parma sometimes mean smaller containers with more swaps, which we plan before we schedule.
What reached the subfloor
Flooring removal, subfloor treatment, and antimicrobial sealing add cost, and skipping them is why cheap jobs come back. We tell you during the assessment, not halfway through the invoice.
How long the property sat
On unattended death calls, time is the largest cost driver. The same scene costs substantially more after two weeks than after two days, because fluids keep moving into porous material.
Odor treatment scope
A single room treated with a hydroxyl generator is straightforward. Whole-property ozone chambering with HVAC assessment is not. Both appear as separate lines on your estimate.

Crime scene, trauma, and unattended death cleanups are frequently covered by homeowner's insurance minus your deductible. Where a tenant is involved, a landlord's dwelling policy or the estate may be responsible instead. Families affected by violent crime may qualify for the Ohio Crime Victims Compensation Program.
