What is unattended death cleanup?

An unattended death requires far more than surface cleaning. When someone passes alone and is not discovered for days or weeks, human decomposition remediation becomes a structural problem rather than a cleaning one. Bodily fluids penetrate porous materials and subflooring, odor molecules bind into everything absorbent in the space, and both will return unless the source is fully removed.

Our technicians remove and dispose of contaminated materials as Regulated Medical Waste, treat subfloor and structural damage with bio-enzymatic cleaner and antimicrobial sealant, apply molecular odor treatment with hydroxyl generators or ozone, and verify the space with testing before handing it back. We coordinate with the Cuyahoga County Medical Examiner’s Office, work in unmarked vehicles, and support families, landlords, and probate parties through the insurance and estate questions that follow.

The single largest factor in cost is time. A property discovered within a day or two is usually a surface and flooring job. The same scene after two weeks has fluids in the joist cavity and odor through the entire structure. Nothing about that is anyone’s fault, and we will never make you feel it was, but it is why we prioritize these calls and why we tell you plainly what the assessment found.

There is also a question almost every family asks before they ask about price: will anyone know. The answer is no. Unmarked vehicles, no signage, no company conversation on the sidewalk. What happened in that home stays in that home.

Common problems we solve

Odor that survives three different cleaning attempts

By the time many people call us, someone has already tried carpet cleaning, air fresheners, and an ozone rental from a hardware store. None of those reach the subfloor. We remove the source, seal the substrate, and then treat the air, in that order.

Contamination that reached the unit next door

In doubles and multi-unit buildings, shared subfloor and basement cavities carry fluids and odor between units. We assess both sides and remediate both, which is why landlords who have been burned once tend to call us the second time.

Estate and probate uncertainty

Executors need documentation that will hold up with heirs and attorneys. Landlords need something different. We produce the right record for your situation without being asked repeatedly.

Insurance claims that stall

Adjusters approve what they can see documented. Photographs, itemized scope, material disposal manifests, and verification results all go into your Client Portal, which is why our claims tend to move rather than sit.

Time is the largest cost driver. Fluids continue to penetrate porous materials and subfloor for as long as the property sits, so the same scene costs substantially more after two weeks than after two days. Most unattended death cleanups are covered by homeowner's insurance minus the deductible, and the estate or a landlord's policy may apply instead.

Why Choose Us

Why choose Cleveland Hoarding Pros for unattended death?

We know where the fluids actually went

Decomposition fluids move through carpet, padding, plank or plywood subfloor, and into the joist cavity. Estimating only what you can see is how a cleanup fails and the odor returns in three weeks.

Odor removed at the source, not masked

Source remediation first, then hydroxyl or ozone molecular treatment. Anyone who quotes you odor treatment without removing contaminated subfloor is selling you a delay.

Discretion is the default

Unmarked vehicles, no signage, no conversation with neighbors. For families and landlords alike, this is usually the first question and it should never need to be asked.

We talk to the authorities so you don't have to

Scene release timing, medical examiner coordination, and what can and cannot be moved. We handle those conversations directly when you would rather not.

Built for landlords and probate too

Estates, executors, probate attorneys, and property managers all need different documentation. We know which one you need and produce it without being asked twice.

Insurance navigated, not assumed

Homeowner's policy, the estate, a landlord's dwelling policy, or nothing at all. We tell you which applies to your situation and provide adjuster-ready documentation either way.

Our Process

How does unattended death work?

  1. 01

    Call and coordinate

We answer 24/7. If the Cuyahoga County Medical Examiner's Office or police are involved, we coordinate release timing directly so you do not have to make those calls yourself.

  2. 02

    Assess the true extent

We map how far fluids have travelled, including under flooring and into the joist cavity. This is where estimates from less experienced companies go wrong and yours goes over budget.

  3. 03

    Remove, treat, and seal

Contaminated materials come out as regulated medical waste. Subfloor is treated with bio-enzymatic cleaner and sealed with antimicrobial primer so the source is genuinely gone.

  4. 04

    Odor treatment and verification

Hydroxyl generators or ozone chambering neutralize odor molecules at the source. We verify with testing and hand you documentation for insurance, the estate, or the next tenant.

Lisa T. Mentor, OH
“Our upstairs tenant passed and we did not find out for days. They handled the smell in both units, not just hers.”
Erin L. Lakewood, OH
“Not one neighbor asked a question. That was worth as much to our family as the work itself.”

Unattended Death FAQs

Why does unattended death cleanup cost more than regular cleaning?

Because almost none of it is cleaning. Decomposition fluids penetrate porous materials and subflooring, so remediation means cutting back and removing flooring, treating and sealing the substrate, disposing of everything as regulated medical waste, and then running molecular odor treatment. A cleaning company with a mop and a bottle of disinfectant cannot resolve any part of that, and the odor will return within weeks.

Why does the smell keep coming back after cleaning?

Odor molecules soak into porous material. If the saturated carpet padding and subfloor are still in place, the source is still there and every warm day will bring it back. Permanent results require removing the contaminated material, sealing the substrate with antimicrobial primer, and then treating the air with a hydroxyl generator or ozone.

Who pays for unattended death cleanup in Ohio?

It depends on the situation. Homeowner's insurance often covers it minus your deductible. If the deceased was a tenant, the landlord's dwelling policy or the tenant's estate may be responsible. In cases involving violent crime, the Ohio Crime Victims Compensation Program may reimburse eligible families. We help you identify which path applies and produce the documentation it requires.

How fast can you respond?

We dispatch 24 hours a day across Cuyahoga, Lorain, and Lake Counties. Response speed matters more here than on almost any other job, because every additional day of exposure means deeper penetration and a higher cost. If authorities are still on scene, we coordinate and begin the moment the property is released.

Will the property need new flooring?

Usually, in the affected area. Carpet and padding always come out. Plank or plywood subfloor is sometimes salvageable with treatment and sealing, and sometimes has to be cut out and replaced. We tell you which it is during the assessment and document the condition so your contractor can rebuild on a clean substrate.

Do you coordinate with the medical examiner?

Yes. On unattended death calls we coordinate timing with the Cuyahoga County Medical Examiner's Office and the responding agency, and we do not enter until the scene has been released to you. If you would rather not have those conversations, we will have them on your behalf.

I'm a landlord. How fast can I re-rent the unit?

Most standard remediations run one to three days, and odor treatment can add a day or two on top. In a multi-unit building we also assess adjacent units, because fluids and odor migrate through shared subfloor and basement cavities. You receive before and after documentation you can show the next tenant or your owner.

How do you verify the space is safe?

We use surface verification testing after decontamination and confirm odor resolution before we release the property. Both are documented and included in the closing report that goes into your Client Portal.

What happens to the deceased's belongings?

Anything contaminated is disposed of as regulated medical waste with a manifest. Anything salvageable is set aside for the family or the estate, and we log it. If you want us to look for specific items such as documents, a wallet, or jewelry, tell us before we start and we will search for them first.

Can you treat odor that has spread to the whole house?

Yes. After source remediation we use hydroxyl generators in occupied-safe conditions, or ozone chambering and thermal fogging in an unoccupied property, to neutralize odor molecules throughout the structure. Advanced decomposition cases usually need this whole-property step rather than room-level treatment.
